RyanairVillas.com allows property owners to advertise their self-catering properties for rental - be they villas, holiday homes, apartments, chalets, gites, farmhouses, cottages - to holidaymakers travelling to those destinations each year. Property owners or their designated agents create advertisements for their properties on the site, providing all relevant information, including availability, pricing, location, facilities etc. so you can easily search and find the best holiday home for your stay. The site allows you to book the property directly with the owners themselves and agree the terms together.

Who runs RyanairVillas? RyanairVillas has been developed through the partnership of Ryanair (www.ryanair.com) and Web Reservations International (www.webresint.com), who bring extensive knowledge and experience of travel marketing and solutions. How do I use the site?

How do I search for a property? RyanairVillas.com allows you to search for properties near Ryanair airports and also indicates the properties' distance in kilometres from the airport. You simply select an airport, your arrival date and the length of your stay to view a list of properties in close proximity to your chosen airport.
You can then view more information about the property and send a booking enquiry directly to the property owner should you wish to book a particular property.

Does it cost me to search for a property? There is no cost to search the site for properties, view availability and pricing and make enquiries with property owners. Should you decide to book a property directly with the owner all terms should be agreed between you and the owner.

How can I view where a property is located? Each property plots their location on the map. You can zoom in on the map to view the exact location of the property.

How do I know whether a property is available? Property owners advertising their properties will use an availability calendar to display the availability of the property - i.e. what weeks are currently available for rental. If you are searching by date, the results will be limited to those properties that are listed as available for those dates. An availability key for your chosen week and the 3 weeks following this will be shown. When you click through to the property's individual page dates which are available will be shown in green on the calendar and unavailable dates are shaded out and marked with an "X". We advise property owners to keep their availability up to date but if the owner has not specified whether the property is available or not we shade out the dates but do not mark them as unavailable. In this case it is worth contacting property owners as to current availability, pricing and other queries you may have.

How do I know the rental price of the property? All prices shown on RyanairVillas.com are per week. If you are searching by date, the price shown for each property in the results will be the price per week for your chosen dates. If you do not select dates we will show the lowest price per week for the properties. When you are looking at the property's individual page on RyanairVillas.com you can click on any available date to see the price for that week. You should contact property owners to agree the terms - including prices, length of stay, payment methods etc. The exact terms should be agreed between you and the property owner /agent.

How do I manage bookings?

How do I send an enquiry about a property? You can enquire about a property by clicking on "Email owner" on the results page or on "Request booking" on the individual property's page. You should fill out your enquiry and submit. You should ensure the email address you provide is correct and you can also provide a phone number if you wish. The enquiry is sent to the property owner directly. The owner should respond to your enquiry efficiently. When you receive a response you will receive an email where you click on a link to view the owner's response. You can view your last message and reply to the owner from here.

Who controls the bookings of property rentals? You, as the holidaymaker, and the advertiser (i.e. property owner / agent) agree the terms of the rental between yourselves. You should agree the term of stay, price of the rental, payment method (including any deposit) and have dealt with any other important queries in advance.

How do I confirm a booking? You should communicate with the property owner through the appropriate means (e.g. phone, email etc.) until you are happy to confirm a booking. Property owners. procedures for confirming bookings can vary. Often, they may request that you complete and sign a booking form and pay a deposit in advance to secure the booking. We recommend that both parties confirm bookings with each other in writing.

How can I be sure the property and owner are genuine?Renting a villa or apartment direct from an owner or agent is a unique, cost effective way to book your holiday accommodation but as with all Internet transactions it is important to exercise caution. The vast majority of properties you will encounter on the Internet and in particular those on RyanairVillas.com are legitimate. We do however suggest that you take certain steps to minimize your exposure to risk.

First, we must remind you that RyanairVillas operates strictly as an advertising medium and in no way warrants the accuracy of the information contained in any of the pages published here nor takes any responsibility for any losses incurred as a result of your use of such information – please read our Terms and Conditions.

It is very unusual that an owner will reserve a property for you without a deposit and typically they will expect full payment before you arrive. This deposit serves as a guarantee to the owner that your enquiry is genuine and that you intend to occupy the property during the time period that you are reserving.

We recommend that you take the following steps prior to paying your deposit:

  1. Speak to the owner on the phone. Either call the owner or ask them to ring you, a conversation on the phone is more personal than an email and will give you a good feel for the owner.
  2. Ask the owners for referrals and testimonials from previous guests.
  3. Do some online research to find references to this owner.
  4. Check how long the owner has been advertising on RyanairVillas.com. The longer someone as been listed the more genuine they are likely to be. You can see this information on the booking enquiry form or alternatively please contact us for this information.
  5. Ask for the name of the company who does the maintenance or cleaning and contact them for verification.
  6. Always remember: ‘if it seems to good to be true, then it probably is’. If a villa or apartment has beautiful photos but the price is much lower than their competitors or the property appears to have much better facilities than other properties in the area then you should consider the reason for this.
  7. Prior to sending any money to an owner or providing a credit card number, always request a booking contract. The booking contract should set out all the terms and conditions of the rental agreement including dates you will be staying in the property, the cost of the rental, any deposits, taxes, cleaning fees, and the cancellation and refund policies. Having a signed contract or rental agreement ensures better protection for you. If an owner prefers not to use a contract or written agreement, find one that will.
  8. Always choose a secure payment option. Paying by credit card ensures you the best protection. Banks have certain measures in place and not everyone qualifies to accept credit cards. We also recommend cheque, bank transfer, Paypal or other equivalent. We also advise that you avoid listings that demand quick payment via a wire service such as Western Union or MoneyGram as you do not receive proof of payment. How do I pay for the property rental?This is for both parties to agree together. We do not currently intervene in the payment process. It is important for both parties to agree the financial terms of any booking. Property owners may request the payment of a booking deposit to secure the booking with the balance payable upon arrival / post-stay. Parties should agree a secure payment method that is amenable to both parties. Payment methods that parties may wish to consider include: cheque, bank draft, PayPal, bank transfer etc. We advise that payment should be made to the property owner and/or designated agent directly, not to other unknown third parties. You should request a receipt upon payment.

I have made a booking but the property is still showing as "available" for the same dates. Why is this? Upon confirmation of a booking, the property owner will typically update the availability calendar for the property and show the property as unavailable. In circumstances where this is not the case, the property owner may have a valid reason for it. For instance, he/she may believe that the booking has not yet been confirmed or the term of stay that has been agreed between parties does not cover the full week that is showing as available in the calendar. We recommend that you check this with the property owner directly.

The property turned out not to be "as advertised", what can I do? We ask that property owners ensure that the property being advertised is "as is" - e.g. location, photos, facilities etc. We do not inspect the properties being uploaded to the site and so cannot guarantee the descriptions provided by property owners. However, we do take claims of exaggeration / falsification of property descriptions seriously. If you experience any issues in this regard, please contact us by email ryanairvillas@webresint.com and we will act accordingly. In this regard, any unacceptable fraudulent behaviour by advertisers and/or on the basis of too many complaints, as notified to us, may result in the removal of the listing from the site.
